Properties in the Nantucket Harbor Watershed Protection District (which is much larger than the waterfront) are subject to two changes that are impacting or will impact many properties on Nantucket as well as long-held understandings about bedrooms, septic systems, and pools:

  • Properties in these zones may no longer qualify for a septic permit providing for more than one bedroom per 10,000 SF of lot area, even if they use an Innovative/Alternative (I/A) System; and
  • Properties in these zones may be required to install nitrogen reducing upgrades to existing systems at several triggering events, including the sale of the property, which means that a property could pass a Title V inspection and still have to install a costly upgrade at the time of transfer.
